Application & Screening Criteria

What You Need to Know

Applicant(s) must be a minimum of 18 years of age or older and each applicant over 18 must complete a separate application. An application fee is not required to apply. You will be required to provide proof of income, including a minimum of three months of pay stubs and three months of bank statements, and references for at least 8 years of rental history. If you are a tenant on Section 8, you must provide a copy of your Housing voucher with all other documentation at the time you apply. Upon receipt of the signed application and all documentation, we will begin processing the application for approval. All information on the application is subject to verification.

  • We will verify employment and income, as well as current and previous residency with your landlords.
  • A credit report will be processed for all applicants.
  • Additional applications will continue to be accepted until the approved applicant has paid the security deposit.
As a representative of the property owner, we must act in their best interests and will choose the best application if more than one has applied.

Processing is normally completed within 24 hours, however it can take longer if a complication arises such as difficulties contacting your past landlords. Applications will be denied if falsified. Once approved, each applicant must sign the lease and will be fully responsible for the lease, rent or any fees due.

GENERAL REQUIREMENTS

Applicant(s) must be a minimum of 18 years of age. A complete and accurate application listing a current and at least one previous rental reference with phone numbers will be required. Applications must be submitted before a viewing will be scheduled. 

INCOME/EMPLOYMENT REQUIREMENTS

Gross monthly household income must equal three (3) times the stated monthly rent. Current paycheck stubs are required. Some form of verifiable income will be required for unemployed applicants. Verifiable income may mean, but is not limited to: Bank accounts, alimony/child support, trust accounts, social security, unemployment benefits, welfare, grants/loans. Self-employed applicants will be required to show proof of income through copies of the previous year’s tax return. Students with no verifiable means of income may be accepted with a qualified guarantor.

RENTAL HISTORY

Applicant must have 8 years of good rental references unless applicant has just sold their home. Relatives are not acceptable as rental references. Application may be denied for evictions, damages beyond normal wear and tear, illegal activity on premises, refusal to re-rent by previous landlord or a balance still owed to previous landlord.

CREDIT

We require a credit report to be run for all submitted applications. All information showing on the credit report is subject to verification, including previous address and place of employment. Some items considered are: late payments, tax liens, charge-offs, repossessions, judgments and discharged bankruptcies. The minimum credit score required for most of our properties is 700. We may consider a guarantor for credit scores less than 650. A qualified guarantor must have a credit score of no less than 700.

SHOWINGS

Applicant must see the unit before management will process their application. To schedule an appointment please contact us. We will try to work around your schedule but cannot promise that we will be able to accommodate all scheduling requests. For the safety of our staff, no showings will be made after regular business hours.

SECURITY DEPOSIT

The security deposit amount varies from property to property and must be paid prior to signing the lease. Security deposits must be paid with either a money order or cashier's check. No payment arrangements can be made. Security deposit shall be forfeited if lessee does not proceed to lease the property as agreed to herein unless otherwise agreed upon by the lessor or lessee. Security deposit shall be returned to the applicant if owner fails to deliver possession of the real estate.

PETS

No pets unless otherwise noted. Rental homes that allow pets will require an additional deposit. Cats should be spayed or neutered and declawed. We prefer no puppies or kittens.

LEASE SIGNING

Once approved, you will be notified by our staff and we will schedule a lease-signing appointment. All adults must sign the rental agreement and any accompanying documentation. Please bring a picture ID when you come in to sign your lease.

RENTS

Wyman Property Management sets rents based on current market conditions and instructions from the property owner.

LEASE TERM

Six month or one-year leases are required for most properties. Please ask further regarding the terms of the lease for any property you are interested in renting.
